How this is worked out

Karnataka's stamp duty, in plain terms.

Karnataka charges stamp duty on a slab basis, on the higher of the declared sale price and the government's guidance value for that street or layout: 2% on properties up to ₹20 lakh, 3% between ₹20 lakh and ₹45 lakh, and 5% above ₹45 lakh. Almost every home in S2O Advisors' own range, above ₹3 crore, falls in the top slab.

On top of the duty itself, two more charges apply. A cess of 10% of the stamp duty is added everywhere in the state. A surcharge is added too, and where you are decides the rate: 2% of the duty inside a city corporation — Bengaluru's corporations under the Greater Bengaluru Authority, or any other Karnataka city corporation — and 3% of the duty in a gram panchayat area. Put together, a corporation-area property in the 5% slab carries an effective stamp duty of about 5.5%.

Then there's registration. As of 31 August 2025, Karnataka's registration fee is 2% of the property value, doubled from the 1% it had been since 2003 — the state's first change to the fee in over two decades. Add it to the duty side and a Bengaluru buyer in the top slab, inside a corporation, ends up paying roughly 7.5–7.6% of the property value in government charges alone, before brokerage, legal fees or bank processing costs.

The one number worth double-checking before you rely on any of this: the guidance value for your specific locality, which the sub-registrar uses if it's higher than your agreed price. It's published on Kaveri Online Services and revised by government notification, not on a fixed calendar, so a figure that was accurate six months ago may not be today. Rates, cess and surcharge percentages are also set by government order and have changed before — treat this calculator as a close estimate to plan against, not a quote, and confirm the live numbers with your sub-registrar's office or a property lawyer before you sign.

What is the current stamp duty rate in Bangalore and Karnataka?

Karnataka charges stamp duty on a slab basis: 2% on properties up to ₹20 lakh, 3% between ₹20 lakh and ₹45 lakh, and 5% above ₹45 lakh. Does it matter if the property is inside a city corporation or a rural gram panchayat?

Yes, for the surcharge. Properties inside a city corporation — Bengaluru's corporations under the Greater Bengaluru Authority, or any other Karnataka city corporation — carry a 2% surcharge on the stamp duty. Properties in a gram panchayat area carry a 3% surcharge instead. The 10% cess and the 2% registration fee apply either way.
