How we handle
your information.

1. Who we are

S2O Advisors gives personal guidance to people buying property in Bengaluru, with a focus on properties above ₹3 crore. S2O Advisors is part of S2O Labs, alongside S2O Sales. In this policy, “S2O Advisors”, “we”, “us” and “our” mean S2O Advisors.

We decide why and how the information described here is used. You can reach us about anything in this policy using the details in section 13.

2. What we collect

Information you give us

• Through the requirements form: where you are in your search, your budget range, the purpose of the purchase, preferred areas, property type or configuration, timeline, whether you need remote support, any notes you add, your name and email address and, if you choose to give it, your phone or WhatsApp number.
• When we talk: what you tell us in calls, messages, emails and meetings, such as your priorities, your shortlist, visit plans and questions.

Information collected automatically

• With an enquiry: the page you sent it from, the page you first arrived on, the website that referred you, any campaign tags (UTM values) in the link you followed, and the name and version of your browser.
• Server logs: like most websites, our web server records IP addresses, the pages requested, the date and time, and browser details, to keep the site secure and working.

We do not ask for sensitive information such as bank or card details, identity documents or health information through this website. Please do not include it in the form.

3. How we use it

• To reply to your enquiry and understand what you are looking for.
• To find, compare and discuss options that may suit you, and to coordinate the visits, conversations and next steps you ask for.
• To keep a record of our conversations with you.
• To see which pages and campaigns bring enquiries, so we can improve this website and our advertising. We do this with the details listed above, not by tracking you across other websites.
• To protect the website from spam and misuse, and to meet our legal obligations.

We will not use your details to market unrelated products or services to you without asking first.

4. Your consent

When you send the requirements form, you agree that we may contact you about your requirements by email, phone or WhatsApp. You can withdraw that consent at any time by telling us on a call, replying STOP to a message or writing to us. Withdrawing consent does not affect anything we did before, and we may still need to keep some records, as explained in section 8.

5. When we share information

• Developers and sellers. When you ask us to arrange a site visit, a meeting or another next step for a property, we share the details needed for it, usually your name and phone number, with that developer or seller. They may also record that S2O Advisors introduced you. We will tell you before we share your details. Developers and sellers use your information under their own privacy policies.
• Specialists. We share information with legal, tax, financing or technical professionals only when you agree to involve them.
• Service providers. Companies that run our systems for us: website hosting (Hetzner Online, in the European Union), email delivery (Resend, in the United States), and our email, office, phone and messaging tools. They use your information only to provide their services to us.
• S2O Labs. People and systems within S2O Labs that support S2O Advisors, where needed to help you.
• When the law requires it. To comply with the law or a lawful request from an authority, to protect people’s rights and safety, to prevent fraud or misuse, or as part of a sale or restructuring of our business.

We do not sell your personal information.

6. Processing outside India

This website and its enquiry records are hosted in the European Union, and some of our service providers, including our email delivery provider, process information in other countries such as the United States. We choose providers that protect information appropriately, and we follow any restrictions Indian law places on these transfers.

7. Cookies and similar technologies

This website does not use cookies, analytics tools or advertising trackers. So that we know how you found us, it keeps a note of the first page you visited, the referring website and any campaign tags in your browser’s session storage. This note is deleted when you close the tab and is only sent to us if you submit the form.

If we add analytics or advertising tools in future, we will update this policy first and ask for your consent where the law requires it.

8. How long we keep it

We keep enquiries sent through this website for up to 24 months, and delete them sooner if you ask us to. If you become a client, we keep the records of our work together for as long as we work with you and for as long afterwards as the law requires or as we need to resolve a dispute. Server logs are deleted after about two weeks.

9. Security

This website uses encrypted connections (HTTPS). Enquiry records are kept on a server with restricted access, and only people who need them to help you can see them. No system is perfectly secure. If a breach affects your information, we will act on it and notify you and the authorities as the law requires.

10. Your rights

Under India’s Digital Personal Data Protection Act, 2023 and other laws that apply, you can:

• ask for a summary of the personal information we hold about you and how we use it;
• ask us to correct, complete or update it;
• ask us to erase it, where we no longer need to keep it;
• withdraw your consent;
• nominate someone to exercise these rights for you if you die or are unable to;
• raise a grievance with us and, if you are not satisfied with our response, complain to the Data Protection Board of India.

To use any of these rights, write to us using the details in section 13. We may need to confirm your identity first, and we will respond within the time the law requires.

11. Children

This website and our services are for adults. We do not knowingly collect information from anyone under 18.

12. Other websites

This website links to other websites, such as S2O Sales. Those websites have their own privacy policies, and we are not responsible for how they handle information.

13. Contact and grievances

14. Changes to this policy

We may update this policy as our services, tools or legal requirements change. The latest version is always on this page, with the date it was last updated at the top. If a change significantly affects how we use your information, we will tell you where appropriate.
