Six factors decide most shortlists.
Most buyers compare two or three shortlisted properties on price alone, then get surprised later by a commute they underestimated or a legal document that took three extra months to clear. A proper comparison needs six things side by side: what you pay per square foot (not just the headline price, which hides size differences), the commute to wherever you actually spend your week, the building and amenities, how clear the legal picture is, what the location's appreciation outlook looks like, and how soon you can actually move in or start renting it out.
None of these six matter equally to every buyer. Someone buying to move in this year weights possession and commute heavily. Someone buying as an investment weights appreciation and legal clarity more, since they're holding the asset longer and can absorb a longer wait. That's why this scorecard lets you move the weights instead of fixing them — the ranking changes with what you actually care about, not a generic formula.
Price per square foot deserves a specific mention: two properties at the same total price can differ by 30% or more per square foot once size is accounted for, which is the real number to compare, not the sticker price. Legal clarity is the other one buyers underweight — a RERA registration, a clear khata and a verified title take real time to confirm, and skipping that check to save a week can cost far more later.

How many properties can I compare at once?
Up to five. Fill in as few as two — that's the minimum for a ranked comparison — or use all five slots if your shortlist is that long. Leave any card blank and it's left out of the comparison entirely.
How is the score worked out?
Each property gets a 0–100 score on six factors — price per square foot, commute, amenities, legal clarity, appreciation outlook and possession timing — compared against the other properties you entered. Those six scores are combined using the weights you set, so the ranking reflects what actually matters to you, not a fixed formula.
Can I change how much each factor counts?
Yes. Move any weight slider up or down and the ranking recalculates immediately. If you're buying to move in soon, weight commute and possession higher. If you're buying as an investment, weight appreciation and legal clarity higher instead.
Is this a valuation of my properties?
No. It's a comparison aid that ranks the properties you enter against each other, on the numbers and ratings you provide. It doesn't check whether a price is fair or verify anything about the property. Confirm every number independently, especially legal status and RERA registration, before you decide.
What counts as "legal clarity" here?
Four checks: RERA registration, a clear khata, a verified title, and approvals being in place. Tick what you've actually confirmed, not what a broker has told you — the score is only as reliable as what you enter.
What happens to the scorecard once I send it?
It's emailed to the S2O Advisors team along with your comparison, and a member of the team follows up. You can also ask directly, over WhatsApp, for a second opinion on the same shortlist.
