    Is it on Karnataka RERA?

    Search it on rera.karnataka.gov.in. Number must match the brochure.

    Seen the OC, or plan approval + CC?

    Ready flat: OC. Under construction: approved plan + CC.

    Land title clear, with EC?

    Title deeds + 30-year EC, with no loan or dispute.

  4. 04

    Land in builder's name, or JDA shown?

    JDA is common. Your flat must be in the builder's share.

    A-khata, with e-khata?

    Plan approved by BDA, BMRDA (region planning body) or BBMP (GBA)?

    Right authority for the area, plus DC conversion.

    Loan approved by 2+ big banks?

    Ask for the approval letters, not just logos.

    Any court cases or complaints on RERA?

    Check the RERA page for this project and builder.

    Builder's last project delivered on time?

    Ask owners in an older project about delays and the OC.

    RERA progress update is recent?

    Any part of the price asked in cash?

    Every rupee should be in the agreement, paid by bank.

    Pushed to pay token before seeing papers?

    See papers first. Get refund terms in writing.

Is this a legal check?

No. It shows which papers to ask for. Your lawyer checks the papers themselves. See the RERA checklist too.

OC and CC: what is the difference?

CC (commencement certificate) lets the builder start building. OC (occupancy certificate) says the building is fit to live in. For a ready flat, ask for the OC.

Is a JDA project a problem?

Not by itself. In a joint development, the landowner gives land and gets some flats. Ask for the JDA and check your flat is in the builder's share.
